2.      Discovery Gardens

Covering an area of 26 million square feet, Discovery Garden conveniently sits between Sheikh Zayed and Emirate Road within the Jebel Ali district. It is a project by Nakheel and houses multiple apartment blocks featuring multi-sized buildings. In all, there are around 300 residential buildings entailing more than 26,000 apartments.

These buildings are designed as per different themes; Cactus, Mogul, Mesoamerican, Mediterranean, Zen, and Contemporary.

The average annual rent in Discovery Gardens is AED 23,000 for studios, AED 35,000 for 1-bed, and AED 58,000 for 2-bed apartments.

3.      International City

Famous for its country-themed clusters, International City truly lives to its name and provides residents with distinct flavours of various countries. It lies close to Academy City and Dubai Silicon Oasis within the Al Warsan region.

International City happens to be a self-sufficient neighbourhood with all the facilities and amenities available for residents. It mostly features low-rise buildings where you can find rental apartments in various configurations. These apartments are backed by state-of-the-art amenities.

The average annual rent of apartments in International City starts from AED 17,000 and goes all the way up to AED 62,000, depending on the flat’s configuration and layout.

4.      Dubai Production City (IMPZ)

Located on the outskirts of the emirate, Dubai Production City (also called The International Media Production Zone (IMPZ), is another self-sufficient community with advanced facilities available for residents.

It features several residential developments having apartments in various configurations and layouts to meet the needs of families, singletons, and couples. As for the average annual rent, you can find a studio here for AED 19,000. The rental price of 1-bed and 2-bed apartments is AED 31,000 and AED 43,000, respectively.

Besides the aforementioned, Dubai South, Liwan, and Downtown Jebel Ali are other popular areas in Dubai where the rents are currently on the lower side. However, with the rising number of expatriates in Dubai, it is expected that the rent for properties in Dubai will escalate in the coming times.
